How to prepare for the Appraisers visit:

Please locate and provide the appraiser copies of the following but not all inclusive list:

A copy of your deed, plat, and floor plan
Property agreements, easements, encroachments, etc.
Real estate taxes paid annually
List of property upgrades, new installations, repairs, and construction w/copies of permits.
If a sale, provide a copy of the current listing and sales agreement.
homeowners Associations or condominium covenants and fees.

Here are some other suggestions:

Be available to answer questions about your property. This is not always required depending on how well the homeowner has been able to provide needed data.
Please complete any repairs underway or that are minor. Sometimes the appraiser will need to estimate a cost-to-cure for items under repair which could affect the value.
Please ensure that the appraiser can access all areas of the residence.
